You can build your own custom home by retaining our consulting services which are designed to help you from the conceptual stage of the project to the final levels of completion.
For a varying fee schedule, our service plans are available as follows.
PLAN 1:
Under this plan, we will provide you with
a comprehensive roadmap of building your own home under your
supervision. The services provided under PLAN
1 includes the following:
- Review of your house plan,
- Cost Estimate,
- Budget Plans,
- List of Sub Contractors,
- List of Vendors,
- Step by Step Roadmap outlining all
the processes in sequential order necessary to complete the
project,
- Builders risk policy availability,
and
- Any other 3rd party compliance requirements.
CONSULTING FEES:
This is a fixed fee
service and the fee ranges from 3% to 6% of the total cost of the project excluding the cost of land.

Due
to the nature of the home building project, there is lot of headaches and
surprises associated with the project. By the time you finish building your
house there is a good chance you will be required to interact with between 70
to 80 vendors and sub contractors (varying degree of professionalism) and each one of them will have their own
sets of question or problems related to the project. In addition, there are
compliance issues that must be addressed. This requires tremendous amount of
time and patience not only during daytime but also during family hours. If
you are a professional with a lot of responsibility with your existing career
and value your family time, we do not recommend this service.

PLAN 2:
Under this plan, we provide you with a
complete project management services on a turnkey basis. This
plan encumbers all the services provided under plan 1 plus
complete management of the project. No more day to day
headaches of interfacing or solving any project related
problems with sub contractors, material suppliers, day
laborers, city officials, utility companies…You interface with
us ONLY and we do the rest on your behalf. No third party interfacing required on your part. We keep you apprised of project progress and upcoming developments. We send you an updated cost to date project report, so you know how and where the money is being spent and allows you to compare with the budget. Under this plan, we take charge of the project from conceptual level to final completion levels thereby freeing you of all the day to day responsibility
CONSULTING FEES:
This is a variable fee service and the fee
ranges from 15% to 20% of the total cost of the project excluding the cost of land.
